Will my MLS listing expire before my house is sold?
No. In order to conform to the MLS Rules and Regulations, a defined “expiration date” must be specified within your Listing Agreement. Therefore, Be Happy! Realty enters the same “expiration date” for all of its listings: the last day of the year (a year in advance).
For example, all Listing Agreements executed in 2012 will expire on 12/31/2013 and all executed in 2013 will expire on 12/31/2014.
By setting all of our listings to expire on the last day of the year (a year in advance), it becomes easy for Be Happy! Realty to monitor and renew (extend the term) for all of our clients.
You may extend the term of your Listing Agreement, as often as necessary, by written notice, free of charge. Extension requests can be easily submitted via our website (my.behappyrealty.com) and can be submitted, at any time, during the then current term.
It is your sole responsibility to notify Be Happy! Realty, in writing, of your desire to extend your listing, prior to its expiration. Our website (support.behappyrealty.com) is designed to repeatedly notify you, via email, many months prior to the expiration of the then current term. However, because of email technology limitations, Be Happy! Realty cannot guarantee this service.
Currently, competitively-priced homes in Massachusetts experience marketing times of less than twelve (12) months. So, the "reality of the situation" is: you (the Seller) will never need to extend the the original-term of your Listing Agreement because it is likely that your home will have sold during its original-term.
Be Happy! Realty will never execute a "Flat Fee" MLS Listing ($299) with an original-term, which is less than twelve (12) months. |
